Rowan University plans $690M mixed-use development

Officials with Rowan University in New Jersey have unveiled plans for a $690 million mixed use development that would transform 220 acres west of its campus into a hub for health care, housing and advanced manufacturing. 

The project would link a proposed University Wellness Village on the south side of Route 322 with a Rowan University Center for Manufacturing Innovation on the north side. 

Rowan officials have also been working with county, state and federal partners to secure roughly $37.6 million in infrastructure funding to support development on the West Campus site, including roads and utility improvements needed for the project. 

The proposed Wellness Village would include more than 1,000 housing units in a combination of apartments, single family homes and senior living facilities. Plans also call for a 40,000 square foot Rowan Community Wellness Institute, a medical office building operated with Inspira Health, retail space, a hotel and conference center, and walking trails intended to support healthy living. 

On the opposite side of the highway, Rowan plans to develop the Center for Manufacturing Innovation, a research hub designed to connect university researchers, private companies and workforce training programs focused on advanced manufacturing technologies. 

University leaders say the development would create new opportunities for students to gain hands-on experience in health care and advanced manufacturing while helping drive economic growth in the region. 

Rowan University is partnering with several organizations on the project, including a health system, which plans to operate the medical office building within the Wellness Village. A senior living provider is expected to develop portions of the retirement housing component. The overall development will be managed by Fairmount Properties, a firm that specializes in mixed-use university district projects.  

Rowan officials said the project will be developed in phases and will require approval from planning boards in Glassboro and Harrison Township. Public town hall meetings are expected to begin this spring as the university gathers community feedback. The construction timeline will depend on those approvals, though officials estimate the Wellness Village portion could take five to six years to complete.
